Gladstone Land Corporation has pushed through a radical reduction of its debt and leverage over the last 5 years, as a recent move to variable lease structures sparks earnings volatility. The REIT has maintained its monthly common share distributions, with the yield expanding as investors are faced with one of the most attractive debt maturity walls in the REIT industry. The LANDO Series B preferreds pay a current yield of 7.88%, a 370 basis point spread to the U.S. 10-year Treasury yield, and trade at a 23.5% discount to liquidation value.

After Land Securities Group PLC (LSE:LAND) interim results created some negative "noise", analysts at Stifel trimmed short-term forecasts but highlighted that the shares currently trade at a 33% discount to net tangible assets, offering a near-7% fully covered and growing dividend yield. While there was a slight reduction in near-term earnings forecasts, this was due to the unusual lease arrangements at Queen Anne's Mansions (QAM), a Westminster office tower that was sold in a deal that realises the value of the outstanding lease, but has an unusual impact on EPRA earnings, while being earnings-neutral.

REIT dividend yields are still historically high. They will become even more enticing as interest rates continue to be cut. Here are three of my favorite high-yielding REITs going into 2026.

The REIT sector returned to positive territory in November (+1.02%) after back-to-back months in the red. Mid caps (+3.53%) led the REIT sector in November followed by small caps (+3.38%) and large caps (+0.32%); micro caps (-8.76%) badly underperformed. 68.15% of REIT securities had a positive total return in November.

Land Securities Group PLC (LSE:LAND) reported higher earnings for the half year to 30 September 2025 as income growth continued. EPRA (operational) EPS rose 3.2% to 25.8 pence, supported by 5.2% like-for-like income growth and lower overhead costs.

For my initial coverage of Gladstone Land Corp (LAND), I'm calling it a buy, in agreement with the Wall St and SA analyst consensus as of this writing. Key positives are steady monthly dividend payouts and modest 10 year dividend growth, as well as a diverse land portfolio across the US and trading below book value per share. This REIT is moving some leases to a participation-rent model rather than fixed rent, so that could also drive some uncertainty in revenue and earnings trends.

Gladstone Land Corporation (LAND) is downgraded to a sell due to ongoing macroeconomic headwinds and continued share price decline. LAND's recent earnings beat expectations, but gains were driven by cost-cutting and asset sales, not revenue growth or operational improvements. The REIT's 6% dividend yield is at risk, as LAND is paying out more than it generates in income, threatening sustainability.
