Wereldhave cut its anticipated residential gains by 62%, from 1.60-1.85 to 0.5-0.8 EUR/share. Leverage has increased at all 6 REITs, driven by lower valuations and dividend payments. Occupancy likewise dropped across the board. Yields used for valuations were also higher at all companies except Wereldhave. The average market-implied yield jumped from 6.44% in February to 6.99% in July.

Wereldhave marginally boosted outlook for direct result to 1.55-1.65 EUR/share on the back of higher indexation and leasing activity. I estimate that should the ECB raise rates by 150-200 bps, higher funding costs should largely offset 2% rent indexation.

Wereldhave delivered 0.41 EUR/share direct result in Q4 2021, implying a run-rate at the top of the current 1.5-1.6 EUR 2022 management forecast range. Residential gains and a period of above-inflation growth should lead to abnormally high returns in 2023-2026.
