Urban Edge Properties remains attractively valued despite double-digit gains since my first bullish thesis in June of 2024. They also reached a 52-week high after a 10.5% dividend increase. UE's 2025 AFFO grew 6% to $1.43, with management guiding for 4.5% growth in 2026. This and their current dividend yield give them a total return potential of 8–10%. The balance sheet is solid with $849M liquidity and manageable leverage at 5.8x net debt/EBITDA, below management's 6.5x target.
